04Worth it?
Is a zoning system worth it in a Sacramento two-story?
Usually yes, when the complaint is one floor that is always wrong. Heat rises and the attic loads the upstairs ceilings, so a single downstairs thermostat is satisfied while the bedrooms stay warm. Zoning lets each floor call for air on its own.
Zoning fixes control. It does not fix leaky or undersized ducts, so the ductwork gets checked first. If sealing or balancing solves the problem, that is the cheaper fix and we will say so. That order matters most where the house, not the thermostat, is the problem: in Roseville’s 2000s two-story homes a restricted return often limits how much air any zone can move, and in single-story Loomis ranch layouts the far bedrooms sit at the end of a long attic run that needs a duct check before a zone panel.
Zoning an existing system: what we install.
To zone an existing system, we install motorized dampers in the supply ducts, a zone control panel, a thermostat for each zone, and airflow protection. Most homes can be zoned without replacing the furnace or air conditioner. A typical dual-zone setup for a two-story house includes:
- 01Motorized dampers in the supply ducts, one set per zone, that open and close on each thermostat’s call.
- 02A zone control panel, the zone control system that reads every thermostat and runs the dampers and the equipment.
- 03A thermostat for each zone, from any major brand that works with the panel.
- 04Airflow protection: a bypass or relief damper, or variable-speed equipment, so one small zone calling does not push duct pressure past what the blower can handle. For new construction designs and total ductwork replacement, we follow California Energy Commission guidelines.
Zoning has to suit the equipment’s airflow. A single-stage system on small ducts may need changes before it can zone well, and you hear that before you get a quote.
Bypass dampers, dump zones and variable-speed equipment
A bypass damper or a dump zone handles the extra air a single-speed blower moves when only one small zone is calling. Variable-speed equipment can avoid both by slowing the blower down.
A bypass damper relieves that air through a duct from the supply side straight back to the return. A dump zone sends it into a little-used space, such as a hallway. The California Energy Commission notes that a bypass sends overly cold air back into the system when cooling, that zoned cooling systems with bypass ducts can actually use more energy, and that dump zones are generally over-conditioned. Its guide also says bypass ducts are not allowed under California's prescriptive energy path.
ACCA's Manual Zr, the residential zoning design standard, treats bypass air and excess air as part of the design. With variable-speed equipment, a matched zone panel can run the blower at low speed when only one zone calls, and at least one manufacturer's zoning panel needs no bypass damper in most applications.
Can I run AC upstairs and heat downstairs at the same time?
Not with one ducted system. A single furnace and air conditioner heats or cools, never both at once, even when it is zoned. When one zone calls for heat and another for cooling, the zone panel serves one call and then changes over. One manufacturer's panel caps an opposing call at 20 minutes before switching. In a Sacramento two-story on a spring day, that means one floor waits its turn.
To heat one floor while cooling another, you need two separate systems, one for each floor, or heat-recovery equipment such as some VRF systems, which can heat some zones while cooling others at the same time.
